Maile Kai Residential Development

Location: Waianae Coast, Oahu, Hawaii

Schuler Homes wanted to reposition the undeveloped 123 acres of its Maile Kai project and commissioned Helber Hastert & Fee Planners to establish a sense of place and create an open space system that would integrate neighborhoods.

Working with a California-based market consultant, Helber Hastert & Fee identified an open space spine running through the property centered on the central park and a small neighborhood retail center, along with a system of external hiking/jogging trails and community gardens. Helber Hastert and Fee also explored alternative housing and lot configurations that would maximize overall site value and marketability. Innovative housing concepts, such as “two-pak”, cluster, and alley products, were evaluated along with traditional townhouse and duplex products. A land use plan for the property was developed that would create a distinctive identity and image for the project through such components as arrival statements, entry features, major intersections, streetscapes, and open space features.

Work products included a conceptual site plan identifying land use parcels, illustrative landscape/hardscape treatments, commercial, public facilities and photographs portraying conceptual theming and design details.
