Waipio Gentry Rezoning

Helber Hastert & Fee, Planners (HHF) was retained by Core Realty, LLC to prepare and process a rezoning application for a 30,895 square foot parcel in the Waipio Gentry Industrial subdivision. The proposed zone change, from industrial to industrial-commercial mixed use, would allow for the construction of a two-story commercial center for office and retail space.

One of the planning challenges for this project was to demonstrate to the City and County of Honolulu, Department of Planning and Permitting (DPP) that the change of zone was not spot zoning and was appropriate for the industrial subdivision and surrounding residential community.

HHF conducted public presentations to various community interest groups including the Gentry Waipio Community Association and the Waipahu Neighborhood Board. Subsequent to the community outreach, HHF prepared a rezoning application for submittal to DPP. HHF monitored the application through the Department of Planning and Permitting and the Honolulu City Council by representing the client at City Council hearings and providing testimony on the client’s behalf.
